Minutes of the Meeting of the Members

Saturday, August 13, 2005

10:00 A.M.

Sandra Lee Sterns, Residential Vice President called the meeting to order.

Residential Trustees present and participating: John Patton, Sandra Lee Sterns and Mike Gravitz

Commercial Trustees were excused. The commercial owner was present by proxy as his ballot had been received prior to the meeting.

Quorum Requirement: It was determined that over 500 votes had been cast and therefore a Quorum had been established.

Counting of Ballots: Voting was declared closed. Ballots were collected and turned over to the auditor to be counted.

Election Results: Gary Miyasaki of Bushman Associates announced the vote count as follows:

Sandra Lee Sterns	339.37
Hassan Sherkat	194.57
Lee Caldwell	2.21
No Vote	13.83
Taymour Semnani	88.96

Sandra Lee Sterns was declared elected as a Residential Trustee and Taymour Semnani was declared elected as a Commercial Trustee.

Building Committee: Mike Gravitz gave a brief summary of the current status of the research and results of our current Legionella testing and control efforts. Mike also reported that the Board is also prepared to approve a program for owners to replace all angle valves inside of their units without the required Association water shut-off fee. Parts and labor will still be at the owners expense but the shut-off fee will be waived in an effort to encourage owners to perform this important safety procedure. Mike also announced that the web interface for the new air conditioning system, while on-line, is still not properly revised. Those who wish to view the unfinished product and status of the AC system at any given time, may do so at web IP address 24.10.196.159 and entering "atoa" for the login ID and "owner" for the password.

Finance Committee: The manager briefly reviewed some of the highlights of the annual audit report and an update on the status of a new Reserve Study and the plaza waterproofing project.

Adjournment: The meeting adjourned at 11:30 a.m.
