Dear Fellow Owners and Residents:
We hope everyone had a wonderful Holiday Season. Your response to the employee gratuity fund was extrememly generous, higher than ever. Our staff is most appreciative and grateful.
As the economy weakens, its effects are spreading, yes, even here at American Towers. Our delinquency list is growing. In an effort to keep this from becoming a severe problem, your Board recently voted unanimously to increase our collection efforts for delinquent owners. Our office staff is investigating finding the means to accept credit card payments for past due accounts. In addition, we will be turning off cable TV service after sixty days and filing claims in small claims court in order to obtain judgments. Please remember that costs of collection are the responsibility of the owner and when legal counsel gets involved, those costs begin at $300 and rise rapidly. The Board will evaluate seeking foreclosure on severely delinquent condos on a case by case basis. Your Board has also requested that a list of Delinquent owners be published in the Newsletter and posted in the management office.
I would like to remind all owners that if you plan any remodeling, in excess of painting and carpeting, that you are required to; obtain city building permits and provide copies to the office; provide a $500 refundable deposit to the office; and your contractor must meet with our building engineer to review the scope of the project and our Rules.
Please be aware the Republic Parking, the manager of the public garage, will also become much more aggressive in clamping down on improper parking. You must park in your own reserved stall. You must use your garage card at each gate. You only have a twelve minute grace period on P1 before you must enter our private garage. And finally, if your garage card develops a problem and needs to be reset, contact our own management office. Failure to resolve the problem immediately through our office will result in parking charges to you from Republic Parking and our office has limited influence to reverse garage charges after they are in place. Finally, PLEASE remember to turn on your headlights when in the garage and SLOW DOWN. There are pedestrians lurking behind and amongst all of the cars parked there. So far we have avoided any serious accidents in spite of far too many frequent close calls.
