Dear Fellow Owners and Residents:

After several long months of repair, our north rooftop amenity areas are now re-opened for your use. The inadequate roofing and decking we installed several years ago at considerable savings has now been re-done with the correct materials at considerable relief to those who lived directly below. We took some extra time to repair and test other areas and we have experienced no leaking.

I would like to take just a few minutes to remind all of a very important precaution we all must take whenever we hear a fire alarm in our condo. "DO NOT CALL SECURITY TO FIND OUT IF IT IS REAL!" Recently a resident who had caused an alarm by burning some food was attempting to call security to alert them of the situation and could not get through because others were calling to find out if it was an emergency. Please accept this as an article of faith that as soon as security knows whether it is an emergency or otherwise, they will announce it on the speakers. They cannot tell you on the phone what they do not know and furthermore cannot announce it on the speaker if they are answering the phone. Please try to suppress your urge to avoid the evacuation exercise by calling security. The guards cannot give you an answer until after they make the announcement on the speakers because that is where they will make the first immediate response.

We have recently experienced yet another water flood affecting numerous condo's creating considerable damage and expense. It was caused by the demolition and remodeling of a condo. Inasmuch as this is our fourth such incident in recent years, I cannot emphasize strongly enough the importance of submitting plans and conferring with our maintenance staff BEFORE you begin. This simple act will avoid complications and help avert accidents, but be forewarned, this will also cause you to comply with our rules. You MUST submit a $500 refundable construction deposit together with a $100 non-refundable fee. You must obtain city permits for any electrical or plumbing work and your contractors must meet with our Building Engineer to identify the location of all pipes and plumbing. They will review our rules regarding parking (not allowed in the alley), staging (very limited), and trash removal (you may not use our trash chutes). Upon conclusion of the project and upon receipt of a city inspection, your deposit will be refunded.

We have just completed the first major upgrade and replacement of many of our 25 year old systems in our security office. Our fire systems are well maintained and operating perfectly. Our guards are receiving ongoing training, and our video systems have been replaced and expanded. Our maintenance staff is keeping our common equipment and machinery in excellent condition, and our housekeeping staff continues to keep our common areas in excellent shape.

Again, on behalf of your Board of Trustees, I thank you all for your continued support. I firmly believe that American Towers is THE premier condo facility in Utah. We have excellent facilities, staff and an amazing community of owners and residents. Thank you again,
