My Fellow Owners and Residents:

By the time this newsletter reaches your front door, springtime should be upon us. Flowers are blooming, the sun is shining (most days) and there seems to be a spring in everyone's step and a smile on their face. The North Roof hot tub is now open so everyone in both towers can begin to enjoy the evening sunsets.

As always there is much going on in our community. The following are highlights since the last newsletter;

South Lobby and Second Floor upgrades

The completion of a final punch list is underway. Refurbishment of the North Tower Elevator will commence in May. The Finance committee is waiting for the final cost estimate to submit for Board approval. The order in which further upgrades will be completed will be discussed during the May HOA Meeting.

Silent Bid Auction

As previously discussed, replaced furnishings, accessories, and items recycled by previous renovations will be made available for purcbase through a silent bid auction. All items to be sold are outlined on the attached list. Everything will be on display in the Billiards Room beginning Tuesday, April 20,2010.

Typically, the item goes to the highest bidder; however, the Board of Trustees reserves the right to not sell an item if the bid is too low. For some special items, there will be an opening bid posted. For additional information, contact the Management Office.

Completion of Pump Installation

It appears our new pumps are working well. Unfortunately, during the process several units did incur damage due to flooding caused by a burst pipe. The Management office has been in touch with each homeowner affected (copy ofletter attached).

The HOA will cover the cost of the Disaster Recovery clean-up and repair of damages to the interior and exterior walls (estimated cost is $10,000). However, as discussed during the last HOA meeting on March 25, 2010, damage to personal items is the responsibility of individual Unit Owners and should be collectible under your homeowners' policy.

Homeowner Insurance Coverage It is recommended you review your coverage amount with your insurance agent every few years, especially if you have done any major renovating or purchased new furnishings to ensure you have adequate coverage. The amount and type of coverage is a personal choice and often depends on the quality of furnishings and accessories.

Comcast HBO

Beginning April 14, 2010, we will no longer have the HBO channel included in our contract. Comcast has been in the building holding meetings to explain what your options are if you want HBO and they will continue to be available to answer questions.

Bulletin Board

A new bulletin board should be installed by the racquetball court shortly. This is available for all owners to place advertisements. For access, contact the Management Office.

Finally, other spring projects awaiting bids include domestic boiler replacement and North Penthouse roof replacement.

The 2010/2011 budget will be ready for approval at the next HOA meeting on Thursday, April 15, 2010. Your Board of Trustees, Finance Committee members, and AT Manangement are to be complimented for completing their review and recommendations timely.
