President's Message - May 2009

Dear Fellow Neighbors:

Recently, as you all know, we have been having some fire alarms caused by our sprinkler system. While we and our outside service contractors are diligently working to resolve the problem, it is difficult. While our fire alarm system is functioning very well, the control panel for fire pump that keeps our sprinkler system pressurized is malfunctioning causing these alarms when the system pressure falls too low and the main pump comes on to re-energize the system. The sprinkler system is old and the control panel must be special ordered. We have taken steps to minimize the alarms without compromising the integrity and safety of our system until the new parts can be delivered and installed. Please be patient with our management and staff as they deal with this difficult situation. We have taken this opportunity to engage in some additional training and drills for the staff in order to be prepared for previously unanticipated emergencies that this problem has uncovered.

Annual Trustee elections are almost upon us. I heartily encourage any owner with an interest to seriously consider running for the Board of Trustees. If any owner has questions for the candidates that you would like to have the candidates answer in writing before the election, please submit your questions to the management office before June 15.

We recently have had some backups in our waste drainage system that has caused some damage to individual condos. This is another reminder to be very careful and conscientious about items that you flush down the toilets or rinse down the drains. Please never flush large quantities of toilet paper, paper towels or diapers down your toilets. Even though most Units have a disposal in the kitchen sink, we STRONGLY urge owners to never use these which we call the plumbers best friend. The only thing they seem to accomplish is to clog drain lines that require a plumber to clear. Please simply drop all peelings or other solid waste into a waste basket and never dispose of any kind of grease or oil down the drains.

Please remember that the tables and chairs in the Community Room are there for those who reserve the room for parties and functions. They are not available for any other use. Please do not borrow or remove them from the room.

As many of you are also aware, some of our amenity areas are in need of refurbishment. PPlease be aware that our decorating committee is working feverishly to get proposals for freshening up our amenity areas and for replacing the carpeting on the second floor.

Thank you all again for your patience and support as we carry on with our maintenance and decorating upgrades.

Sincerely,

Norman J. Salisbury
