Dear Fellow Owners:
Our new air conditioning system will be providing us with cooling within a week. The partial switch over, originally scheduled for May 15 has been delayed and is now firm for June 15. Our old system continues to limp along on one chiller. The other has been removed to make room for the new system. On June 15 we will start up our new cooling tower and one of the two new chillers. Our old chiller and cooling tower will continue to be available if need be while we test and prove the new system. In July we will then place our second new chiller on-line. Our old system will no longer be available and will be demolished and removed. Our expectation is the new system with built-in excess capacity will be able to easily handle our most demanding needs.
This new system design assures we will be able to deliver chilled water to all condos at all times for the first time since American Towers was first built. However, because of this, we also have never been able to evaluate the efficiency of the fan coil units inside of each condo. We will now be able to do that. Residents can help improve their performance by frequently changing your air filters. New air filters are available in the management office for $2 each.
Recently, our staff has been training in emergency preparedness. As a result, we have made some changes. Previously we were staffing a single security guard during our grave shift. It became apparent that we were unable to respond adequately to emergencies during this time frame. We have remedied the situation. We now will always have at least two members of our staff on site and on duty 24/7. In addition, we will continue cross training so that more our staff will be able to respond and assist in most emergencies. Our aim is to continue to increase the productivity of our staff. Having begun to address our top priority in emergency preparedness, we will now begin evaluating all of our services and in seeking ways to improve our efficiency in these areas as well.
I would like to invite all owners to observe the performance of our staff and offer to us feedback and suggestions in all of these areas. While we are always interested reducing our costs, this is not necessarily a cost cutting crusade. We simply want to do things better and more efficiently. Please offer your suggestions in writing to the management office or directly to any member of the Board of Trustees.
Please be aware that Trustee elections are coming up this summer. In a few weeks, the management office will be mailing to you a notice of the annual meeting and an invitation to run for the Board of Trustees. Please consider becoming involved. If not as a Trustee, please assist us by serving on one of our committees.
