Dear Fellow Owners and Residents:
Season's Greetings to all. On behalf of your Board, I wish you all a very Happy Holiday and a prosperous New Year.
Once again, I would like to take a few minutes to remind everyone to show their appreciation for our great staff by contributing generously to the Holiday Gratuity fund. Our staff is experienced and highly dedicated. As President, I have the opportunity to observe, first hand, their performance and I am always grateful and respectful of their abilities and skill in performing, oftentimes very difficult tasks. Recently this involved responding to and cleaning up a backed up sewer line that flooded seven condos. Even though Utah Disaster eventually responded to disinfect, it was our staff that was first on the scene cleaning up with wet vacs. In the Holiday spirit, I encourage you to please give generously this year. We have a great staff and I would very much like to show them our gratitude and appreciation.
One year ago we offered to all owners a program to replace all of your old and unreliable angle valves by performing the required water shut offs at no charge in order for plumbers to replace the valves. The response was better than we expected and the program took longer than we anticipated. I can now report to you that we have completed the program with nearly half of all owners taking advantage of the offer and replacing their valves. Those pesky water shut offs will be much less frequent as they will only be performed as required for miscellaneous condos being remodeled. The free water shut off program has come to an end. In that regard, I wish to remind all owners that a water shut off fee is $150 and the request must be made at least five days in advance so that arrangements can be made and proper notices posted. Please do not expect the Association to shut off your water for remodeling purposes on a moments notice.
Just a couple of short reminders for this Holiday season. Please remember not to try to place empty cardboard boxes down the trash chute as this will almost certainly cause a blockage that is difficult for our staff to clear. Please flatten and break down all cardboard boxes and take them to the dumpsters on P2 near the elevators. People who have just moved in should see that their movers dispose of excess moving boxes so that you do not monopolize the dumpsters and there is room for others. We ask that those who are remodeling to remind their contractors to remove construction debris from the premises separately as this also fills up the dumpsters to the exclusion of others.
