President's Message - November 2009

My Fellow Owners and Residents:

On behalf of your Board of Trustees, let me first extend to you our very best wishes and Seasons Greatings. Your Board is moving ahead in several areas. At our last meeting, we approved a major overhaul and refurbishment of our main lobby and the second floor amentity areas with a followup in the North Lobby next year. You have seen the design boards in the lobby and we think they look wonderful. We are all very excited for this project to finally begin and look forward to watching its progress.

In addition, we have made some important changes in the Rules with regard to staff interactions with owners. In the event any owner calls with an emergency, whether it be a water leak, medical condition or anything else, our staff will respond immediately. The guards are trained in CPR and have a fully stocked first aid kit that they can take with them at a moments notice. Any other call that is not an emergency, should be directed to the management office so that the appropriate response can be determined and the correct people dispatched to the Unit. We have also eliminated the previous prohibition against moonlighting by the staff provided, however, that all such activity is conducted on their own time using their own supplies or tools. Anything that requires a license or a permit is not allowed unless they first obtain the appropriate license or permit just as we require from all contractors. Please be informed that moonlighting is entirely discretionary by the staff. They may choose to entirely spend their own time in other pursuits.

We all firmly beleive we have an excellent and experienced staff and we as a Board encourage all residents to show your appreciation to them by making a contribution in the management office, to the employee holiday gratuity fund. These contributions will be distributed to them during the holidays. This is a great way to show your appreciation.

I would be remiss if I did not acknowledge the 18 years of service on this Board, most as President, of retiring Trustee Norm Salisbury. In serving on the Board, I have come to appreciate his skill and determination in dealing with many difficult and trying issues and controversies over the years. I personally thank him for his service and wish him well.

On a final note, as we approach the winter season, please be reminded to keep your windows closed. Although there are no incremental costs to you as an individuals if you were to try to heat the outdoors, it is wasteful and results in higher costs to us collectively in our condo fees. As the Holiday Season approaches, please do not try to dispose of large boxes or any boxes down the trash chutes as they will clog the chutes. Please break down and collapse all boxes and take them to the dumpsters near the P2 elevators.

We wish to thank you all for your patience and co-operation. We beg your indulgence as the construction and refurbishment begins in our lobbies and amenity areas. It will result in some disruption and inconvenience, however, we anxiously await the renewal of American Towers in the finished product.
