President's Message - December 2003

Dear Fellow Owners:

Seasons Greetings and Merry Christmas to all residents of American Towers. At this time of reflection, I am grateful that American Towers has become the wonderful community and home that we all can enjoy. Our facilities are functioning well or are being repaired and our staff has been great. Congratulations to all.

As you prepare to decorate and celebrate the holidays, please make use of the tree bags located on P2 near the elevators when transporting Christmas trees within the Common Areas.

I recently wrote to you that your Board of Trustees has approved the final plans of our air conditioning retrofit. The project has been put out to bid this week and we expect to award the contract to the winning bid shortly before Christmas. We are still on track for completion before April. Your Board also approved a Common Reserve Fund increase to pay for the project and included this in your last statement. Those owners who choose to pay the increase in a lump sum are encouraged to do so before January 15. Please be reminded that any owner who opts for the monthly payments may still payoff the entire amortized balance at any time during the seven year payoff period. A copy of the assessment is included with this newsletter.

We have received many comments from residents that the chlorine levels in the pool and spas is excessive. We have taken steps to address these concerns. Our equipment has been adjusted and we are manually taking readings a minimum of three times a day and keeping logs to verify that our equipment is functioning properly. We have taken the additional step of placing a notice board near the pool and spa upon which we will post the date, time and level of the most recent chlorine reading. Users of the pool and spa can then determine how often the chlorine levels deviate from normal and you can also determine what levels are most acceptable for your own usage and comfort.

We would also like to remind all that heavy usage of the pool and spas by many people at once also causes depletion and consequent injection of chlorine into the water and takes some time to stabilize. This situation is particularly aggravated when people use the pool and spa without showering immediately beforehand. Please remember to shower before and after usage and to rinse your swim wear immediately afterwards. This may help extend the life of your swim wear.

Thank you again for your continued support and have a wonderful holiday season.

Sincerely,

Norman J. Salisbury
